Great to see but locally we still seem to have a divide where many elected officials continue to blame the issues on the people forced out rather than the policies we created that made housing so unobtainable in the first place.

In 2020, Portland adopted the Residential Infill Project (RIP) allowing middle housing on most residential lots. Since then, 1,400 middle housing units have been built, with each averaging about $300,000 less than a typical single-family home in the same neighborhood.

It is amazing that in only a few decades developers erased the long-held belief that the โ€˜big partsโ€™ of oneโ€™s life (work, school, necessities) should be convenient - by proximity to oneโ€™s home.

There was a discussion last night where a data nerd we know was saying it would be exceptionally difficult to prove that a specific zoning change or building type would directly correlate to a value reduction. Because . . . data. That said plenty believe it would be true.

Oregon's legislature just passed HB 2138, removing remaining barriers to starter homes:

- up to 4 homes on all urban lots, attached or detached in any combo
- up to 6 homes with accessibility or affordability
- simpler lot splits
- strikes bans on such housing out of pre-2019 HOA rules
