At a recent Princeton Council mtg on regulating AirBNBs, one guy said he owned 13 or 14 houses. That is a lot for a small town and that is one guy. Free market, but those could be homes for families trying to get a toehold in the market.

Agree. When my daughter was trying to buy, and i complained about bidding against developers, a developer said "if it is on the market, developers have already passed on it." A pre- market not even available to reg people.
