There's no evidence that the MacArthur BART TOD project drove out low income or minority groups. The median household income at MacArthur station is lower than all the neighborhoods around it that gentrified with little or no development.

Translation of this MAGA talking point: "To keep people of color from moving into the suburbs, enact restrictive zoning that bans construction of apartments or even duplexes."

What can mid-rise housing look like on side streets where lots are redeveloped one at a time? This example is a good one.
- All homes have windows in at least two directions.
- Elevator building.
- Entry door from a balcony for fresh air.
