Of course, if the interest rate is higher, an increasingly larger fraction goes to interest.

eg. Annual repayment/$100 of principal
over 30 yrs
at 10%
= 0.05/(1 - ((1.1)^-30)) = $10.61

In first year, interest is obviously exactly $10.00. So 94% is interest and hence 6% ($0.61) is repaid principal.

Repeating the example since, but for 50 years, instead of 30;

Annual repayment/$100 of principal
over 50 yrs
at 5%
= 0.05/(1 - ((1.05)^-50)) = $5.48

In first year, the interest is obviously exactly $5.00. So 91% is interest and hence 9% ($0.48) is repaid principal.

Well it feels like all interest thatโ€™s for sure! Like 99.9% interest at first

Let's try an example:

Annual repayment/$100 of principal
over 30 yrs
at 5%
= 0.05/(1 - ((1.05)^-30)) = $6.51

In first year, the interest is obviously exactly $5.00. So 77% is interest and hence 23% ($1.51) is repaid principal.

Listen up, American cousins. When the political party of your president and the one with a majority in Congress welcomes people goose-stepping around in black leather boots, waving swastika flags and brandishing canisters of Zyklon B, you should maybe question whether you're in the right country.

Poorly written, but my takeaway from it is that the American right, including the Heritage Foundation, embraces a substantial number of outright nazis.

That is no surprise at all to me.

House majority leader Mike Johnson blocked new congressmember Adelita Grijalva from taking office for over a month.

@adelitaforcongress.bsky.social believes one of the reasons Johnson prevented her swearing in was the signing of the Epstein files.

You "pay down" the principal progressively over the entire mortgage period, but obviously much more so towards the end and very little at the start. It isn't true to say the first payments are all interest; they do reduce the principal too, but not very much.

This is good, by Philip Clark. I was raised on Hancock's comedy. I also know a guy who was Hancock's odd-job man and driver for several years, so I know something about the man as well as the character.

U.K. withholds intelligence on alleged drug boats over U.S. strikes, sources say The U.S. military has been carrying out lethal strikes on what Trump administration officials have said were boats carrying drugs.

The United Kingdom has stopped sharing intelligence on suspected drug smuggling boats in the Caribbean due to concerns about the legality of recent U.S. military strikes, two sources with knowledge of the matter tell NBC News.

I see that EU is to impose a package handling charge of about 2โ‚ฌ for low value parcels sent from China etc., in addition to VAT (exemption was removed ~3 years ago). And it's considering import duties on top of that.

These charges will obviously be passed on to buyers, despite what the EU claims.

The latter was certainly true. I think the former was partially true - it was a means of making himself agreeable. But mostly to himself. He used to get very depressed. Depression is, after all, self hate, and he had the very best of reasons.

A colleague of mine rumbled that the bumbling Boris persona was a cover for Machiavellian sociopathy while Johnson was still London mayor. Later, my Cassandra-like mutterings that he would tell any lie and would stop at nothing to become PM were sometimes met with outright laughter.
