I can only speak about Rogers Park (which is what this thread is originally about). I’m on every zoom in these types of reviews and there is quite a mixture. I’d love to hear your ideal democratic option. Simply mandating a type of zoning and ignoring community feedback ain’t it. We need a balance.

The developers chose 8 units in a my way or the highway strategy. They likely could have made one plan revision to get very close to what they wanted. But hey, blame the neighborhood instead. I would have preferred that revision to the eight units.

I’d agree with you completely if this were actually my attitude. At least in Rogers Park, the proposals are typically refined once after neighbor feedback, as was the case of the Leona property. Instead of the hyperbole of β€œinfinite time” may we actually argue reality?

The developer swore up and down that their overly dense building was the only option. Many in the neighborhood were concerned with their my way or highway attitude and suggested in feedback something slightly less dense. This strategy worked for Leona’s and would have worked here.

I have no issue with apartment buildings next to sfh, and Iwas never pushing for a sfh in that Juneway space. I have an issue with suggesting the choice is between I massively dense building and an eight unit one.

Juneway developers CHOSE to take the easy path and do eight units. To suggest they couldn’t have had more density at the same time as Leona’s was announced is misleading.
