More social housing and stronger rent control measures are needed. This is not the time for laissez-faire. It's become very clear that the free market no longer works as it should when it comes to housing. At the end of the day, landlords would rather have an apartment sit empty than give someone a break.
Landlords can take different approaches about how long they hold out for a higher-paying tenant.
But fundamentally if they donβt fill their rentals at some point, theyβre going to go out of business.
I do think AirBnB can drive up rents, especially in neighbourhoods that are supply-constrained and have high tourist demand.
But βthe vast majority of new condo unitsβ will βeventually be used solely for AirBnBβ?!?
Doesnβt remotely match any of the data Iβve seen.
Denial of this reality actually forces someone to tell a story in which landlords are actually not maximally greedy, but have periods where theyβre more altruistic lol

Landlords as a whole will charge as much they can get away with. And what they can get away with is determined by supply and demand.
