I think it’s crazy to suggest that new construction hasn’t helped the housing crisis. We’d be no worse off if the new construction hadn’t happened? Really?

Also maybe just an oversight, but is this lamenting rentals in general? Not just vacation rentals like AirBnB?

Landlords can take different approaches about how long they hold out for a higher-paying tenant.

But fundamentally if they don’t fill their rentals at some point, they’re going to go out of business.

I do think AirBnB can drive up rents, especially in neighbourhoods that are supply-constrained and have high tourist demand.

The funny thing is that believing landlords are greedy can be *fully compatible* with an accurate understanding of how the housing market works.

Landlords as a whole will charge as much they can get away with. And what they can get away with is determined by supply and demand.
