Just ran some numbers, the 30-year mortgage rate is generally based on the 10-year Treasury rate (since the average age of a 30-year mortgage is I believe ~7 years) so if we use the 30-year Treasury for a 50-year mortgage, the rate is typically about 0.5% higher. So use 6% for 30 and 6.5% for 50
