This plot of land has been sitting empty for well over 10 years. It's a 5 minute walk from the station.

This isn't #landbanking, it's a lack of incentive for land owners to do something more productive with it. This is where #landtax would really help.

You're right. But could you split a major application into a number of minor ones to avoid some of these requirements?

But what difference do these numbers make to the type of place we’ll be creating, or the type of homes we’re building?

You CANNOT decide on greenbelt release without first deciding what type of housing you want to build.

This fundamentally comes down to the densities they decide to build at. 

Changing densities from 30dph to 45dph will make a huge difference in the amount of land you need.  The denser you build, the less land you need.

Local authorities across the country are going to start 2025 reviewing #Greenbelt boundaries.

The big question they will need to ask is:  How much greenbelt do I need to release?

This is not to say we can't convert rural areas into urban areas so they are less car dependent.

Graphs shows significantly more car dependence in developments in rural areas.

What about pre-apps? How much do developers spend for a 10 home scheme?

How much would a 10 home application cost, if you're paying architects, planning consultants, transport consultants and whatever other reports you'd need?

I'm thinking most of the costs go on consultants, from architects, to planning consultants, viability, ecology etc.

So given that we submit about 6,000 major resi applications, that means we collectively spend £6 billion pounds a year on major resi planning applications!

I'm estimating a major planning application costs about £1m (on average) to put together, does that sound about right?

#Planoraks, what do you do when the affordable housing provision includes a fraction of a dwelling. ie: 4.4 affordable homes?! Is there legislation or standard practice?
