I don’t mean to say regulation can’t play a part; perhaps a well drafted rule around occupancy could be effective, especially if it comes down hard on hedge funds. I’m just a bit skeptical, because regulation tools can only dampen the worst impacts; increased supply has to play a part, too.

Sure, some will do that. Personally speaking, if I had an investment property it better be yielding a dividend/rent. The best answer IMHO is even more building as eventually they will get squeezed out of their positions banking on a lack of supply. Then they’ll start exiting and free up even more! 😃

Pro–housing YIMBY position here would be that the luxury apartments free up cheaper units as those buying them don’t need to keep them any more. Rent control does work against this, though hopefully someone with 2+ homes doesn’t get rent control.

It’s a map showing tidal energy released from the M8.8 earthquake. Color coding indicates where tidal waves are expected to be highest based on a computer simulation. The peninsula of Kamchatka is shown in red, with a band of progressively more blue colors through the rainbow. It looks a bit like a giant false color flame emerging from Kamchatka, pointing roughly perpendicular from its coast into the deep Pacific Ocean towards a target you can’t see because of how the map area is cropped. The map mostly includes North-Eastern Russia through Northern China, Japan and Ocean with some unmarked Pacific islands.

This looks very much like what I was thinking of! It must have been the 2011 Japan event that I saw it last. I think this one has been projected in 3D and zoomed from my recollection. Thanks!
