I am always envious of the view this house enjoys. Even today it's still at least 5m above the river but because of the expanse of land to the stop bank I am standing on, water volume would have to be substantially more to put it at risk. Never say never, but I think it's risk of flooding is minimal

This shot gives you an idea of how much water we would need before the stop banks were threatened in this part of Palmerston North. The banks have been built a long way from the natural path of the river.

I'm at the top of the stop bank near Ruamahanga Crescent. River is well under that level (Palmy has excellent flood protection), but river is pretty high. Not the rain expected upriver, fortunately - what some areas got was bad enough though.
