1) I would add - refinancing resets the clock on your home loan. Many people have been living in their homes for 15 yrs and are not going to refinance. And 1st time homebuyers who have bought recently don't have the money to drop up front to refi.

Closing costs can be 5-10 thousand. Who has that on hand right now? Refinancing requires you have more money up front to save money down the road. Most people don't even have 100 to spare right now. I own a home too, but no way I'm refinancing and spending 5-10 thousand now, just to save 200/mo.

Refinancing ur home also requires paying another down-payment to the tune of tens of thousands too. So, not sure what ur getting at with rate cuts being good for the average American anymore.

Hate to break it to you, but as soon as interest rates go down, the selling price goes up. That's how it works. You'll pay about the same monthly. Lowrring interest rates only help the very wealthy and ultra rich for massive purchases at this point. It's not going to help you with getting a house.
