I went to Brooklyn's other, other Chinatown, Ave U, to get lunch today. Most of Brooklyn along the Q train south of Prospect Park is just blocks and blocks of low rise housing with abysmal zoning. 40 min to Union Square.

There are many obstacles for this ever happening to Ocean Ave: zoning, Landmarks, the market viablility of Flatbush. A lot of the old grand mansions of Manhattan were turned into private schools. Zoning means that's not happening here either. www.brownstoner.com/development/...
