A square has the most floor space relative to wall length of any rectangle, so cheaper to build, heat, and maintain. I'm no expert in business but it just seems like cheap low-density volume is the name of the suburban sprawl game.

Well, I'm skeptical. Not about your hometown specifically, but that big box would have higher sales than small per sf in general.
It seems like the business model of big box is based around cheap space, combining part of the function of a warehouse with retail.
