An expert told Hunterbrook that the patterns uncovered at LGI resemble pre-2008 subprime practices.

LGI emphasized a 44% year-over-year increase in net orders in its most recent earnings, and LGI’s stock rose more than 10% that day — despite the fact that sales had fallen 39.4%. LGI’s climbing cancellation rates suggest, however, that many of the net orders are not materializing into sales.

Agents are directed to target renters by posting ads in the “rental” sections of websites like Craigslist. Many shoppers who thought they were responding to a rental listing were pushed into buying a home once they came to the office. “Next thing you know, they’re filling out a pre-qual.”

Urgency is manufactured through scripted claims like “We have been receiving a tremendous amount of calls” about a given property. Former employees said they were told to place “Sold” signs on unsold homes to lead buyers into believing inventory was disappearing.

Agents are taught to treat a “no” as “NOTHING MORE THAN A ROADBLOCK TO THE SALE.” Scripts walk agents through reversing objections and keeping buyers in a controlled environment.

If a buyer refuses, the manual says they simply “do not look at the houses.”

Control is treated as essential, sometimes to an absurd degree: the manual tells sales agents not to allow customers to drive their own vehicle during home tours. Agents must drive, even if they have to move carseats or drive the customer’s car.

Former employees say outside lenders were heavily discouraged. Homeowners say the in-house lender was presented as the only option.

LGI’s tactics don’t stop there: the manual also directs agents to steer buyers to LGI’s in-house mortgage lender. The manual outlines their goal to achieve a 90% capture rate as a “mission critical task.”

When a potential purchaser’s credit score is too low, the manual instructs sales agents to recommend the buyer sign up for a high-fee First Premier credit card with a 36% APR. This directive possibly constitutes unlicensed credit counseling, also a potential violation of federal law.

Sales agents are told to walk buyers through a “TEE-PEE” sketch that ignores taxes and fixed expenses, giving a false impression of affordability. After running numbers themselves, agents are expected to come back with: “Congratulations, you’re pre-qualified.”

The manual instructs sales agents—who are typically not licensed loan officers—to pull credit, gather full financials, complete mortgage applications, and declare buyers “pre-qualified.” In Texas, this type of unlicensed mortgage activity can be a criminal offense.
