As far as your ins goes, call another agent to compare. It may be your agent getting greedy.
They're not supposed to charge over a specific % yet many don't follow those rules.
A friends dad was an agent for SF they have tricks.

You may have seen that on FOX earlier this year however, he's done an about face and is in the ranks of those pushing for a deal and or extension.
