Proceed with caution. Treat this as a business. You are there not to house out of the goodness of your heart. You are to make a profit or minimize losses. Assume the worst in people and everyone is off and suspicious. Iโm sure you know what itโs like to be around someone who is creepy, stalker like or just completely nuts. Weโve all seen that type of The less variables the better. No pets no smoking no rent subsidies, no govt agencies that guarantee rent, no mental health agencies helping to house their clients. Have a tight addendum on doโs and donโts that can be done in the place like no pets, no smoking no home business that requires customers to come and go, no subletting, no this and no that. The more restrictions you have the more you will weed out the riff raff.
Be prepared that the unit will be treated more roughly by a renter vs a homeowner. Ie they donโt use the bathroom fan when showering. You Need to dummy proof everything. I have a humidity sensor in the bathroom that turns the fan on and off automatically when there is humidity in there. Tenant cannot turn it off when there is humidity in there. I control it. Speaking of control you need to control the tenant. You need them to know this isnโt their place. They are renting it. It isnโt their home. It is a place to stay. If they donโt like it they can leave. Keep away from entitled folks and Karens. Get a tenant that appreciates the home and they will behave themselves and respect the place.
