Absolutely agree. RE characters, especially the main ones, are quite literally built to be hot, being modeled after supermodels. And sexualization is also really common, like you said, Ada is sexy on purpose and with a purpose.

Reasonable crash out. RE franchise had plenty of oversexualization of women - Ashley in RE4, Sheva, Excella and Jill in RE5 are clear examples, but 6 just cranked it up so unreasonably high it's actually comical. Good thing they were laughed at so hard they completely dropped it in future games

Hello Neighbor 1 and 2 do not fit those criteria, but not because they are not based around a mascot, but because they are not horror games - they are puzzle exploration games. Same goes for Baldi games.
And it eliminates games like Silent Hill 2 because they are themed around adult experiences
To me what differentiate them from other horror games is the setting (usually themed around places designed for kids like toy factories, schools, kindergartens etc.) and central focus (not of the gameplay but on memorable characters and story for marketing and/or future merch)
