That is not really true. Prop 14 (2010) was pushed by Gov Schwarzenegger and by State Senator Abel Maldonado (GOP) (later Arnie's Lt Gov) and passed by voter referendum. It was opposed by both the CA GOP and by Cal Dems. It was not a ratfuck attempt by CA Democrats.

Yeah. I can think of one "startup" modular company from last 10 years that seems to be surviving (Autovol) & I think largely b/c it's owned by a developer w/ its own deep pipeline. Plus robots are building the mods.

Yeah but I mean, at end of day, even a "public bank" needs to charge interest, even if it's low. And the spread savings between that and the public markets might be a couple hundred basis points on cxn period interest. Which is NOT what is standing in the way of making deals pencil.
