DYK: Gen X'ers hold the most mortgage debt. My gen seems to love being house rich & money poor π
π§΅ We are currently the buyer; been looking in CO and NY. Both have very overinflated prices (though, prices are starting to drop a bit in areas that are extremely overvalued).
For ourselves:
- Know what you can afford and dont budge
- Put down at least 10%
- Dont offer above home value assesment

- pre 21 prop prices were already inflated, esp in states like Colorado (where Ive lived since '98)
- There has been a low housing supply since 21
- Low interest rates allowed buyers to overbid (goes along with an earlier comment)
Its important to see the big pic when talking about real estate π

- 2021 the world was coming out of a pandemic; markets were the craziest they have been in some time.
- Banks should not extend loans unless buyer can come up with at least 10% down. That is also a big problem.
- Prices were bloated pre 21 and heading towards another bubble pop (not as bad as 08)
Those are not the only issues, but I can understand why you feel they are the only reasons. π
Facts:
- Down payment has a HUGE impact!
- Credit score has a big impact on the monthly pmt
- Buyers who offer over asking price; those people are a very real problem > Contributes to market inflation

(2021 rates were around 3%)
The ordinary buyer (offering and) paying above market value is as much a problem as unethical buyers, investors, and banks.
(We have been looking for a new home since last fall because we refuse to pay above valuation or above what we feel can comfortably afford π€ͺ We have been watching this happen)

... This scenario happens when people overvalue + buy what they cant afford + high interest rates. I dont understand why people are surprised π€ͺ

4 Corners States: We've watched temps slowly rise (= faster evaporation) + snow amts lowering, for a while now. Alongside that, CO summers are getting wetter and hotter: Hitting 90Β° at 9k+ ft the last cple of yrs!
... all of this was predicted.

Pretty wild since the NE ski industry was struggling because (of multiple things but) lack of snow and warm temps for too many years! π
My mum grew up skiing there. She was actually in Montreal, but Jay was a quick trip over the border. She also skied other VT hills + Quebec, BC, and Europe. πΏ
Like to add that hydration + an appropriate diet help keep the muscles and tendons supporting joints in optimal health. Not doing so can have a very negative effect on hiking (knees π) You can be as beefy as you want, but if you don't hydrate + fuel, your joints will suffer for it.
π₯Ί So glad they figured it out! π₯Ή Thank a God that research has come along enough, and more pediatricians are aware (enough) of EDS, that kiddos like Miles are diagnosed before permanent damage is done and/or a parent is accused of abuse. π©΅π¦π©΅

I was turning left in an intersection when he hit me π€ͺ The HS hockey coach saw it happen and helped me out of the vehicle as fluids were leaking everywhereβhe was worried it might explode, as did the police when they arrived.
