I think when you’re trying attract commercial into the city to balance out the tax base and fill empty space, saying we’re going to tax more has to be a very strategic play and part of a long game. We’ll see.
A commercial real estate tax is a legitimate tool, but the timing question is real.
The revenue from that could also only be used for transportation purposes.
Worth noting that Alexandria's commercial office vacancy rate hit 21.6% in 2025 — up from 15% in 2023 — and the Brookings DMV Monitor data presented to council Tuesday showed commercial occupancy down 3.59 percentage points, steepest among tracked DMV counties.

Alexandria City Council's vote last night sets a ceiling — the actual rate won't be adopted until April 29, and the council can adopt any rate at or below what it advertised.
Council has held the real estate tax rate at $1.135 for the past 2 years.
