It's been a long few years here in Ann Arbor. We are about to get a much improved land use plan for 2050 thanks to these volunteer Planning Commissioners and housing advocates.

These will be $$$ at first bc materials and land costs but less $ than new SFHs would be. New bldgs reduce demand pressure on existing stock, leaving more affordable homes to lower income ppl. As they age, they get more affordable. Our affordability issues are bc we restricted building for decades.
03.02.2026 16:03 β π 0 π 0 π¬ 0 π 0A perverse outcome of current zoning and housing market is that we either get McMansions or tall luxury buildings. Comp Plan districts envision much more diversity all over A2: mid-sized to small apt buildings, triplexes, etc.
03.02.2026 16:03 β π 2 π 0 π¬ 1 π 0That's because they are banned by the downzoning that has been going on for 60 years. The Comp Plan would change zoning laws to allow them. Many wealthy homeowners don't like that idea.
03.02.2026 15:55 β π 4 π 0 π¬ 2 π 0That is the point of the Comp Plan "Residential" district. Allow more diverse housing on the majority of our buildable land. Much of it is currently reserved for large expensive properties.
To me, a socialist should be all for that change and push for a single R zone for citywide equity.
Related, I believe we need a broader diversity of housing options to get affordability. Working families in A2 can't afford to buy detached 1500 sq ft homes that cost almost 500k. We need to allow smaller homes, smaller lot sizes, etc. to provide more rungs at the low end of the housing ladder.
03.02.2026 15:05 β π 7 π 0 π¬ 1 π 0One way to think about it is that the less housing that's built, the higher rents landlords can charge, and the less incentive they have to keep their properties attractive.
The best way to get market-rate landlords to offer safe, healthy housing at reasonable rents is to allow more competition.
Less market rate housing would be a disaster for working people.

There are only 2 real policy responses to a housing shortage. You can either get to work building enough housing for everyone or start making a list of the types of people you want to exclude. I know which side Iβm on.
