Ann Arbor City Planning Commission Meeting 2/18/26 YouTube video by CTN Ann Arbor

Here is the comment in all its glory.

It's been a long few years here in Ann Arbor. We are about to get a much improved land use plan for 2050 thanks to these volunteer Planning Commissioners and housing advocates.

Today’s Planning Commission vote is a major milestone for our city and for the residents who have long advocated for more affordable housing and smarter growth. This land use plan will help create walkable neighborhoods, expand housing options, and strengthen our local economy.

More Neighbors A2 has worked alongside community members and city leaders to advance these policies, and we’re grateful to the Planning Commission for listening to residents. We look forward to supporting strong implementation so this vision becomes reality.

… You start a conversation, you can't even finish it
You're talking a lot, but you're not saying anything
When I have nothing to say, my lips are sealed
Say something once, why say it again?
… Psycho killer, qu'est-ce que c'est?

Definitely top 10 but you say a lot of hilarious things!

Tonight at 5:30, Planning will hear A LOT of comments, many with erroneous talking points.

What will matter more is new commenters sharing their stories and priorities.

Tell them why we need neighborhoods with more housing options and mixed uses.

We can help you - just ask.

Thought experiment:

#A2Council tears down all the tall luxury buildings built since 2010. What happens then?

Thousands of high-rent people scramble to buy/rent housing throughout the city.

Home prices πŸ“ˆ
Displacement πŸ“ˆ
Gentrification πŸ“ˆ
Car ownership πŸ“ˆ
VMT πŸ“ˆ

Tall buildings are good, even "luxury"

Can you tell me what you mean? The City is preventing Woodbury from fixing your street?

I live near Packard like you and it's just so sad to think they tore out the streetcar tracks.

Also interurbans!

These will be $$$ at first bc materials and land costs but less $ than new SFHs would be. New bldgs reduce demand pressure on existing stock, leaving more affordable homes to lower income ppl. As they age, they get more affordable. Our affordability issues are bc we restricted building for decades.

03.02.2026 16:03 β€” πŸ‘ 0    πŸ” 0    πŸ’¬ 0    πŸ“Œ 0

A perverse outcome of current zoning and housing market is that we either get McMansions or tall luxury buildings. Comp Plan districts envision much more diversity all over A2: mid-sized to small apt buildings, triplexes, etc.

03.02.2026 16:03 β€” πŸ‘ 2    πŸ” 0    πŸ’¬ 1    πŸ“Œ 0

That's because they are banned by the downzoning that has been going on for 60 years. The Comp Plan would change zoning laws to allow them. Many wealthy homeowners don't like that idea.

03.02.2026 15:55 β€” πŸ‘ 4    πŸ” 0    πŸ’¬ 2    πŸ“Œ 0

That is the point of the Comp Plan "Residential" district. Allow more diverse housing on the majority of our buildable land. Much of it is currently reserved for large expensive properties.

To me, a socialist should be all for that change and push for a single R zone for citywide equity.

03.02.2026 15:17 β€” πŸ‘ 6    πŸ” 0    πŸ’¬ 1    πŸ“Œ 0

Related, I believe we need a broader diversity of housing options to get affordability. Working families in A2 can't afford to buy detached 1500 sq ft homes that cost almost 500k. We need to allow smaller homes, smaller lot sizes, etc. to provide more rungs at the low end of the housing ladder.

03.02.2026 15:05 β€” πŸ‘ 7    πŸ” 0    πŸ’¬ 1    πŸ“Œ 0

One way to think about it is that the less housing that's built, the higher rents landlords can charge, and the less incentive they have to keep their properties attractive.

The best way to get market-rate landlords to offer safe, healthy housing at reasonable rents is to allow more competition.

03.02.2026 15:00 β€” πŸ‘ 7    πŸ” 0    πŸ’¬ 1    πŸ“Œ 0

Less market rate housing would be a disaster for working people.

That threat against Disch is really something. Paraphrasing... "If you strip Hayner of committee assignments for his speech, my friends will embarrass you by pointing out something you said and calling you a hypocrite. I would never, but my friends would."

I am not sure she's been talking to a representative sample of voters.

Why 2026 Is A Big Year for More Neighbors A2 Neighbors for More Neighbors Ann Arbor newsletter: Against disruption and violence in neighborhoods; Next steps for rezoning; An abundance of social activities

Current zoning is actively harming our community every day. But City staff seem willing to let years pass before any rezonings.

We sent #A2Council & Planning a proposal to enact incremental zoning reforms in 2026.

#A2Council should pass a resolution. Write to them today and copy us. Here's how:

There are only 2 real policy responses to a housing shortage. You can either get to work building enough housing for everyone or start making a list of the types of people you want to exclude. I know which side I’m on.
