Michael Cook has been in Melbourne working with a landscape firm Lovell Chen as an Associate Principal. He was terrific to work with at Brown and Storey / miss him! Haven’t seen him for years.

Agreed. All the more reason why our organizations should be vitally interested when the City of Toronto appears to declare architects and architecture superfluous.

Make better rules and a better process - the length and complexity is not the fault of the architect, although the qualified designer is the one aspect taken out of the system. As you note, the obvious deficiencies in this plan point to the need for better rules
First of all, preapproved suites are done at the expense of hiring real architects to design a reasonable floor plan that thinks properly about light and the site conditions. You also aren’t showing the 3D views of the proposed suites, which are pretty depressing.

Sankofa Square has had the dubious distinction of having to be self-supporting as decreed by City Council making it more of a rental commodity than public space. How many other public spaces have that to contend with?? Tables, chairs, cafe all designed but never implemented.
The question now is who is going to stand up for you — and build a stronger Canada.
