Is regulation really to blame for the housing affordability crisis?
The government wants to cut red tape to improve housing supply. But homes will only become more affordable if other changes are also adopted, including tax reform.
Interesting piece suggesting the govt's crackdown on 'redtape' is an excuse for not acting more directly on homes policy and rents. Developers landbanking, rent reform and tax reform too hard for timid govt so focusing on this to look like they're getting tough?

If you think about it it’s most likely around say 15 to 20% of people who’s experience is things are getting worse. May not follow policy closely & therefore figure the other side is worth a try. Politics / policy is just not a big part of their consideration or not in depth.

Absolutely. But key is to separate out what can and does work well from what’s not working. When govt works well can be transformative. Plus Govt’s can do things private sector and NGOs can’t or won’t do.

Yep. Nobody should be complacent. Tho it would be interesting to hear more about the academy. Which feels increasingly disappointing in some respects and too often tending into personal positioning over nuts & bolts thinking. Or maybe the incentives make it so. Not to say that careful thinking in academy or govt isn’t valuable. But it can miss huge chunks of knowledge & knowhow that doesn’t sit in academy or govt. It’s much easier to critique campaign failures than build real successes.

Lots of theorising about change leads to successful careers for those who’ve never actually done it. So academia can be pretty self regarding in that way. ‘Ok u may have run a successful campaign but where’s your publications list?’ Armchair campaigning doesn’t win much often.
