08.10.2025 07:03 β π 1 π 0 π¬ 0 π 0Oh okay thatβs way better.
08.10.2025 00:30 β π 0 π 0 π¬ 1 π 0Is CM Strauss nude?
08.10.2025 00:27 β π 1 π 0 π¬ 1 π 0Intermittent parking on both sides. In neighborhood centers, the goal should be street level pedestrian commerce and place making. Car level of service should be βFβ
04.10.2025 22:23 β π 1 π 0 π¬ 0 π 0I would remove two lanes, remove 1/2 the parking, make the other half 30 min/loading, add 12β to each sidewalk for cafes and plant 2 rows of street trees.
04.10.2025 20:07 β π 12 π 0 π¬ 2 π 0I see opportunity for stacked flats in NR. It will come when you have the right site, right neighborhood, and aligned development goals. We've already proved the housing type works with our Manito sixplex, which has both workforce and market leading rents.

02.10.2025 19:45 β π 0 π 0 π¬ 0 π 0OMG, can Harrell point to one policy that required a spine that he went all in on?
02.10.2025 04:06 β π 26 π 3 π¬ 1 π 0Have you considered city planning?
What I imagine it will feel like next year when I roll off the Seattle Planning Commission.

Greeting from Democratic hellhole Seattle! Antifa meeting or a magnificent dinner with friends on a crystal clear fall evening?!?
01.10.2025 00:45 β π 24 π 2 π¬ 0 π 0this plan is missing en suite bathrooms for every bedroom and massive walk-in closets.
30.09.2025 23:27 β π 6 π 0 π¬ 1 π 0they just presented to the Planning Commission, and It is years away from any implementation....

30.09.2025 14:06 β π 9 π 2 π¬ 0 π 0This is why Iβve been trying to reform design review for a decade and generally oppose more new city regs. This isnβt benign bureaucracyβit ossifies into a tool for capricious delay and to extract reductions in dev capacity.

27.09.2025 18:50 β π 1 π 0 π¬ 1 π 0Yes, weβll see way more of those!
27.09.2025 18:32 β π 0 π 0 π¬ 0 π 0two ADUs attached to each other, in the backyard. It has only been legal in seattle for about 3 months.
27.09.2025 18:24 β π 6 π 0 π¬ 2 π 0Saw my first ADU duplex today in the wild. There are going to be a few of those under the latest iteration of the zoning

Soon, 40% tariffs on Lamp.
i can't believe the USA is getting torn apart by someone who needs two hands to drink a glass of water.
25.09.2025 18:33 β π 12 π 0 π¬ 0 π 0The US has a national housing shortage and some advocates credit the problem to a lack of βmiddleβ housing β duplexes, townhomes and small dwellings that fall between single-family homes and apartment buildings. Our new series examines the missing middle.

Trump is an idiot
Oh no! Now my achy back has autism
24.09.2025 14:16 β π 9 π 0 π¬ 0 π 0It is about 5-10% of our new housing unit production, or about 750 a year. Agree not the solution, but part of the solution-never would every site flip to max multifamily development. Gateway drug to break down hegemony of Single Family Detached.
23.09.2025 12:54 β π 9 π 0 π¬ 0 π 02015: Mayor Murray touched the stove with HALA recommendations to eliminate single-family zoning (bonus historical Harrell quote!)
2025: We can build 4-story 12-unit stacked flats in NR zones, 75% more lot coverage, 2X the size, without parking.
It is actually surprising just how far we were able to move the Overton window in the last decade. In 2016, single family detached zoning was the third rail of Seattle politics, and next year we'll be able to build effectively LR2+ equivalent multifamily anywhere.

The council's changes mostly doubled down on Mayor Bruce Harrell's slow-growth plan, which advocates criticized for failing to address Seattle's housing crisis.

once you see it, you can't unsee it
also - despite claims otherwise...
point access blocks and fine grained urbanism go hand in hand.
this is more parcels per block than a streetcar suburb in the US
