I would remove two lanes, remove 1/2 the parking, make the other half 30 min/loading, add 12’ to each sidewalk for cafes and plant 2 rows of street trees.

I see opportunity for stacked flats in NR. It will come when you have the right site, right neighborhood, and aligned development goals. We've already proved the housing type works with our Manito sixplex, which has both workforce and market leading rents.

It is actually surprising just how far we were able to move the Overton window in the last decade. In 2016, single family detached zoning was the third rail of Seattle politics, and next year we'll be able to build effectively LR2+ equivalent multifamily anywhere.
