50 year fixed at 3CPR gives an average life of 19.2 years. Interpolated treasury is 4.65% At a spread of 222bps (Bad assumption. Would be wider.) gives a loan rate of 6.87%. Monthly payment on a $500,000 loan is $2,960.

Throwing this into my calculators.

30 year fixed at 6.5% right now. At 3CPR, that’s an average life of 13.8 years. Interpolated treasury is 4.28% which gives a spread of 222bps. Monthly payment on a $500,000 loan is $3,327.
