We have the option at work, and it's terrible. There are actual physicians who answer the phone, but I can almost guarantee their comp is a based on the amount of time they are on the phone. 25 minutes and I hung up. I never received any help (vestibulitis) as the doc didn't say one useful thing.

These are just simple assumptions. The yield curve in that range is near the average steepness for the past 35 years. Mortgage spreads are also near the long-term average. Faster prepay speed assumptions would also alter the math.

Significantly more negative convexity on the 50 year loan which would further reduce the marketability due to the increased interest rate risk. Even if that’s only 20bps, which I think is light, you’re looking at a monthly payment on the 50 that’s the same as the 30.
