We have the option at work, and it's terrible. There are actual physicians who answer the phone, but I can almost guarantee their comp is a based on the amount of time they are on the phone. 25 minutes and I hung up. I never received any help (vestibulitis) as the doc didn't say one useful thing.

These are just simple assumptions. The yield curve in that range is near the average steepness for the past 35 years. Mortgage spreads are also near the long-term average. Faster prepay speed assumptions would also alter the math.

Significantly more negative convexity on the 50 year loan which would further reduce the marketability due to the increased interest rate risk. Even if thatβs only 20bps, which I think is light, youβre looking at a monthly payment on the 50 thatβs the same as the 30.
Asinine.

AAA credit curve is about 18bps wider from 13 to 19 years. That would put 50 year loan rate at 7.05% for a payment of $3,,029.

50 year fixed at 3CPR gives an average life of 19.2 years. Interpolated treasury is 4.65% At a spread of 222bps (Bad assumption. Would be wider.) gives a loan rate of 6.87%. Monthly payment on a $500,000 loan is $2,960.

Throwing this into my calculators.
30 year fixed at 6.5% right now. At 3CPR, thatβs an average life of 13.8 years. Interpolated treasury is 4.28% which gives a spread of 222bps. Monthly payment on a $500,000 loan is $3,327.

Back in the early 1990s, Mrs Hall would come into the gas station in her green Volvo wagon with the WATLITB license plates and give us coupons for free Goose Island beer. Sheβs the one who turned me on to craft.

Right side of the board is where I live. Thatβs where they list the BA stouts and barleywines. Itβs typically very quiet right after they open and itβs mostly true beer lovers there at that time.

The kid is on momβs side. Has no clue, or just chooses to cling to the religious/political beliefs. Theyβre both actually wonderful people.
For those who live outside the science world, which is most people, itβs easy for politicians and religions to take advantage of the ignorance.

Unfortunately, the plant project is now dead.
Michigan gained manufacturing jobs under Carter, lost them under Reagan, lost them under Bush1, gained then in both Clinton terms, lost over 40% of them during Bush2 (holy crap), gained them under Obama, lost them under Trump1, gained them under Biden.
