Since it is unreasonable to try to decrease the demand for homes, there is only one logical solution, BUILD MORE HOMES! It's a simple solution, but it won't be easy or quick. Putting more existing homes on the market only results in churning the market and does not address the shortage of homes.

Nothing you have done, including the bill you are currently pushing, the misnamed More Homes on the Market Act, does anything to decrease the housing shortage or make housing more affordable. You ignore the one law that is universally accepted, The Law of Supply and Demand.

Although the core benefit of raising the exclusion is valid (it was set in 1998 without COL increases), the selling point used to push this bill is just nonsense. It does absolutely nothing to increase the stock of available housing as touted. Only building more homes does that.

There are millions of people in the same situation as you, including me, so I am familiar with the issue.
My advice is to consult a qualified tax specialist and also a Senior Qualified Real Estate Agent.
If you wait for Jimmy's bill to pass you may save an added $75K. Don't hold your breath.
