I have to console victims of scams all the time and I tell them that often scammers are talented professionals with years, maybe decades, of experience. Like if a veteran MMA fighter beat you up in a bar fight you won’t say “I’m such a wimp.” You’d say a trained experienced fighter beat me.

But transit there today isn't built to support a full stadium exiting after a game/event. And a lot of baseball fans for the metro area will still prefer to drive even if transit is better.

South Waterfront should be more popular. But if I'm transit already I'm more likely to pick other areas, because we just have more options.

I have to imagine it is because of the all the walk-able park space, but also because of what seems like a retail first approach. But what really hurts South Waterfront is access by car, is a pain and then there isn’t a ton of parking. The drivability is why I have doubts for a ball park.
