Under the Protection from Eviction Act 1977 and the common law right to quiet enjoyment, a landlord or agent must:
π Give at least 24 hoursβ written notice before entering a tenantβs home (except in emergencies like a gas leak or fire).
π Visit only at reasonable times, unless the tenant agrees otherwise.
π Respect the tenantβs right to live in the property without interference.

A survey from Generation Rent UK revealed that as many as 1 in 4 tenants struggle to get their full deposit back from their old landlord, whilst experiencing unreasonable deductions π€―
Common reasons for renters not to dispute deposit deductions included:
β not being aware of their rights (18%)
β a fear that it would take too long (13%)
β not thinking they had enough evidence (11%)
More worryingly still, 18% of respondents could not dispute their claims because their landlord had broken the law by not protecting their deposit.

Rogue landlords and letting agents break the law every day, laws that have been around for years and yet most of them get away with it.
Why?
Partly because some tenants aren't aware of their rights and the laws in place to protect them. Or they have a genuine fear of retaliation.
Yet the main reason is poor enforcement and lack of meaningful consequence.
A rogue landlord or letting agent might be fined by the council if the local authority has the time, resources, and willingness to act. Yet, it's rare.
But the tenant? Theyβre often left with nothing.
No compensation. No apology. No legal support.
Just stress, financial loss, health problems, and the ongoing fear of retaliation or eviction.
We need to push for a better way but first we need your help to demonstrate the scale of the problem.
We need tenants to share their experiences anonymously.

Yesterday, we quietly launched The Tenant Project.
β No ads.
β No big push.

Just a soft launch, shared in a few groups.
And already, within 24 hours, tenants have reported 67 separate legal breaches by rogue landlords and letting agents.
67 times the law was broken.
67 times tenants were left to live with no gas safety, no EPC, dangerous disrepair, illegal fees, harassment, or unfair eviction - and almost no consequences.
This isnβt about one unlucky tenant.
This is a pattern. A system that fails people over and over.
We launched The Tenant Project to collect these stories, turn them into a national report, and push for proper enforcement and clear penalties - so that when the law is broken, tenants have real power to do something about it. We're not pushing for new laws, we're campaigning to make the laws we already have... matter.
