If half of evaders end up paying fares, these gates will pay for themselves in 13 yrs. If 3/4 pay, then 9 yrs. Given how low rates are at NoHo, a 3/4 reduction might happen. Plus I expect reduced cleaning/maintenance costs with the reduction in fare evaders. Based on Metro reported evasion rates

Harass LA Metro as much as I can to pick automated heavy rail for the Sepulveda transit corridor and get as many other people as I can to do the same

How does the financial side of a JD work? Does the developer lease the land and pocket tenant rent or do the developer and Metro split the rental income?

So they had a surplus? Where does surplus money go? Also, would joint developments earn Metro money in the future? Are there any projections on how much?

Has LA put that in writing anywhere? I know that sb1123 isn't even live yet but could you get the whole thing with all the new houses and ADUs approved/permitted in one go?

For those not familiar: "SB 1123 (Caballero) updates SB 684 (2023) to make it legal to build up to 10 homes on vacant lots in single-family zones near jobs, schools, transit, and other amenities, by streamlining the approval process for these projects."

Allow TOC incentives to apply to SB1123 projects? SB1123 seems to have flown under the radar but it sounds wild to me. Like can you add ADUs to SB1123 homes? SB9 the newly created parcels?
