It’s 34° outside so I caught the route 34 bus tonight to downtown (WeGo calls it the “Opry Mills” route but I call it the “Inglewood Express”).

An interesting dynamic in the apartment rental market:

Rents in the cheapest, oldest apartments (Class C) are dropping wildly!

But ONLY in cities that just delivered tons of new apartments.

Building new luxury apartments keeps the cheap ones cheap!

That CM should feel shame. How can someone look around the city and say "I saw that Nashville has a housing crisis and the first thing I thought to do was make sure that my constituents can continue to be exclusionary and not have any new housing built in their neighborhoods."

Halloween is the best holiday because it's all about people giving neighbors and strangers treats for free and telling kids how awesome they are.

Both were a great experience - the residents clearly love what they do and the children and families were having a blast on both streets.

Even subtle differences in the built environment lead to very different dynamics - and how great it would be to have more neighbors to run into on Halloween!

Greenfield is a street that many families from other (less walkable & historically less safe) neighborhoods come to every Halloween. So many cars drive in trick-or-treaters.

Inglewood's lower density means there are a lot fewer neighbors running into each other in spite of the bigger crowds.

Greenfield is the major trick-or-treat street for the Inglewood neighborhood. The street has been closed maybe once in the last 8 years. The neighborhood is less dense, but there are more trick-or-treaters than on Greenwood!

Greenwood is a major trick-or-treat street for the Eastwood neighborhood. Proactive neighbors close a couple blocks to traffic. Greenwood is part of a denser neighborhood, with smaller lots and more neighborhood apartment buildings. Saw a lot of neighbors running into each other spontaneously.

Trick or treated two streets today - Greenwood Avenue and Greenfield Avenue. Totally different dynamics, even though the roads are less than two miles away from each other, and both within greater East Nashville.

At 2.2 acres, for the low cost of $9M+, a builder could get a 1.0 parking ratio with a single level of underground parking.
