In a sane world, the acme bar’s success would lead to other property owners in and around downtown Nashville building 4-story honky tonks, increasing supply.

Obviously a huge part of the high cost is the agglomeration effect of Broadway and its thousands of tourists every night.

A few healthy ways to protect businesses:

- allow more of them to operate via zoning laws that allow more businesses in more places
- allow more homes and apartments nearby to increase the labor pool

A bad way: patchwork property tax carveouts to protect a favored few (inviting corruption claims)

Just so blatantly in the pocket of business interests and so obviously against things that would make life easier and better for downtown residents.

Historic protections for my recording studios. 60 minute commutes for my artists who and writers and producers who cannot afford to live in Nashville due to historic protections.

In the last 5 years Central Nashville added 60% more apartments.

The result: renters getting leasing concessions from apartments, real rent costs are down, and greater Nashville's rental housing market has seen a lot less cost growth than for-sale housing.

State of Tennessee out here with executive orders to us state resources to clear non-state roads with state resources but still haven’t cleared fallen trees off the state highway in front of the state capitol building.

Nashville cannot be the welcoming, diverse, friendly city it claims to be until we have policies that create more for-sale, family-sized housing to offer families more attainable options. That means our neighborhoods need more townhomes, more cottage courts, and - yes - more fourplexes.
