I will say that sometimes parks are fussy and overdesigned in plan because a hotshot designer wanted to win an award, and sometimes itβs because the landscape director at a multiservice engineering firm shat the design out in colored pencil in 20 minutes while eating a turkey sandwich
11.12.2025 18:03 β π 28 π 4 π¬ 3 π 0They aren't really related, you have a fixed amount of space they will let you use for garages and then the street trees would be calculated on the total frontage and then if you lose a street tree or two for garages you pay in lieu fees for those
11.12.2025 17:16 β π 1 π 0 π¬ 0 π 0It kind of depends on what you are asking for but the rules are pretty clear. That is a separate process from the street tree approval
11.12.2025 16:33 β π 1 π 0 π¬ 1 π 0I do it all the time. The street tree portion is usually a sub one month approval with a very simple application
11.12.2025 16:32 β π 1 π 0 π¬ 0 π 0If you are building an apartment building you need to dig up the sidewalk to grade to entrances, install utilities etc so it's part of the scope
11.12.2025 16:22 β π 0 π 0 π¬ 0 π 0If you are building a 100 unit apartment building in SF you are getting a sidewalk permit, there is no way around it. This is not about renovstions
11.12.2025 16:21 β π 2 π 0 π¬ 1 π 0Sure but that's a totally separate issue
11.12.2025 16:16 β π 2 π 0 π¬ 0 π 0People are so determined to say regulations like this are why housing is not getting built without looking at the deeper reasons it's so hard to finance and build at a reasonable cost in the US. Prop 13 is a huge one in California because it is what lead to charging crazy high impact fees
11.12.2025 16:13 β π 4 π 1 π¬ 0 π 0Hmmm... Can't remember exactly what, but didn't something happen in April? #econsky
11.12.2025 16:09 β π 7 π 2 π¬ 1 π 0Planting street trees is a very low cost way to improve public space and the requirements are pretty clear and DPW has recently changed their permitting process. You are going to have to do sidewalk work anyway so you can't avoid their permits
11.12.2025 16:08 β π 9 π 0 π¬ 4 π 0I really don't think planting street trees is preventing people from building housing in San Francisco. This code is not that complicated.

we are not creating places where car-light and car-free living are possible.
our housing ecosystem is a complete disaster. there are no cooling or passivhaus mandates.
we have brand new apartments that have zero cooling or external shades that bake even in shoulder seasons.
Nobody is hitting RHNA for all categories and zoning isn't going to fix that
10.12.2025 16:36 β π 1 π 0 π¬ 1 π 0I mean zoning isn't really the issue right now given state law. Building code reform and financing combined with fee reductions are the only thing that will make smaller projects pencil out.
10.12.2025 16:32 β π 0 π 0 π¬ 1 π 0The sutter/stockton car garage with floors and floors of no cars
And if SFMTA is cutting budgets, they should start by selling off the Sutter Stockton parking garage for more useful real estate uses β itβs totally empty at 8 am on a Tuesday.

09.12.2025 02:59 β π 4 π 0 π¬ 2 π 0We literally just finished spending a billion dollars widening US 101 between Marin and Sonoma (a project that, it should be said, *created* a lot of traffic delays itself), only to find that it didn't fix traffic, which seems worse than ever.

We pay a fortune in medical insurance and payroll tax on top of the gross payroll number, even with less benefits than a university like Rutgers
