funny how context suddenly disappears as a concern when the new homes are more expensive than the alternative

lol yeah I remember 8 townhomes getting approved in buena vista and everyone patting themselves on the back for supporting urban infill but it’s 8 insanely expensive townhomes replacing 6 apartments that were among the cheapest homes in the neighborhood… like would yall support that replacing a SFH?

I cant find it now but I seem to remember a campaign website saying something like β€œbig projects don’t belong in the interior of our neighborhood”. If it’s politically convenient I could see a politician claiming by-right housing on the pikes as a win

it seems like they will if they get to claim the housing built there. otherwise yeah

yeah v true. I think it's also (at least a little) rooted in a belief that owning property somehow entitles them to choose their neighbors, and I just fundamentally disagree with that

I have a spot in mind for the first MDHA-owned six story single stair building, by the way. new and old can coexist, even with different roof heights, and we can show that.

the at-large CMs (for obvious reasons) and @jkupin4d19.bsky.social (because the businesses in his district are being starved of a labor force and downtown is flooded with ring county commuters) should lead it, IMO. we should just get rid of Reagan-era laws that reinforce residential segregation.

should we argue with dime store fascists three dozen times about zoning? I don’t think we should expect neighborhood leaders or CMs to put up with this individually

β€œare the aesthetic preferences of wealthy homeowners worth reinforcing patterns of residential segregation?” does not seem like a difficult question for a progressive city to answer. and yet!

Nashville made the obviously correct choice last night. But we need to stop forcing individual CMs to do good things alone and just reform our zoning code citywide like we’ve said we want to in half a dozen planning documents.

we all know what I think about this but if you’re lumping Ezra in with legitimate libertarian zoning abolitionists, you’re just entirely unwilling to see nuance or engage with reality

it’s incredible how often the results of zoning don’t match the stated intent. it seems like maybe a bad and arbitrary system? idk someone should write a book on it or something

04.08.2025 19:43 β€” πŸ‘ 2    πŸ” 0    πŸ’¬ 0    πŸ“Œ 0

β€œdo we live in a progressive city?” is a complex question, but β€œour zoning code forces affordable housing developers to ask permission to build less surface parking in front of a bus stop to save a historic sanctuary” is certainly clarifying. we should fix that, I think
