Yeah I guess June to September was more stable but even in that period there was an overall decline. Then you have a stable October but itโ€™s at a lower level than the summer. Anyhow I get annoyed by all the people who hate on NYT headlines so Iโ€™ll just pipe down.

Maybe thatโ€™s the story but I donโ€™t think the chart reflects that very well. Yes sometimes the downward slope has been steeper than others, but itโ€™s still one continuous downward line.

As others have said, I always thought of the book as more about political power than urban planning. But itโ€™s also a biography and biographies are all too freaking long. My undergrad was in political science and masters in planning, but still I only got through like half of it.

Also since this is a Habitat building - if it has federal funds, anything above 4 stories triggers additional requirements like higher wage standards. HUD is working on increasing that to 7 stories but hasnโ€™t yet.

4 story buildings usually arenโ€™t required by code to have elevators but most developers add elevators at 4. And yes over 5 stories there would be at least 1 level of concrete. Over 7 it would be all concrete or steel.

Yeah I think weโ€™re agreeing. Landlords donโ€™t really have the ability to charge for that space at least not directly.

If the landlord canโ€™t contractually commit to providing the space or its quality, then the tenant is going to act* as if that space doesnโ€™t exist. They will value the space roughly the same as a building without outdoor dining.

*Assuming they are rational, well-informed actors.

Commercial leases are brokered and highly negotiated.

If a landlord owns a shopping center and provides a patio adjacent to a restaurant, they might formally include the patio and charge half rent for it. A landlord can try the same with public parking spaces but they arenโ€™t likely to succeed.

Yes but thereโ€™s a difference between โ€œdo streeteries increase the asking rent for restaurant spaceโ€ (maybe) and โ€œdo landlords treat streeteries as leasable space that they charge directly forโ€.

The landlord can only really price it in if the outdoor space is committed for the term of the lease. If itโ€™s just a temporary program offered by the municipality, the landlord is only likely to benefit insofar as it makes their tenant more profitable and therefore more likely to pay the rent.
