Privatizing these government enterprises will change quite a lot on the back-end of the mortgage market, and has to potential to dramatically increase the cost of mortgages. We'll have to wait and see how it plays out, but for the typical homebuyer, the process should stay much the same.

It may look like the market is crashing, but we're moving back towards what it looked like pre-pandemic, when agents used to complain about how tight inventory was. It's not a crash yet.

O.K., this is a good analysis, but the impact of new homes is buried at the end. New homes are becoming a better value, but we're still not building enough of them to meet demand.
And, don't expect prices to come down much, if at all, just because it's becoming a buyer's market.

(This is only a small part of why I keep screaming about the need for affordable owner-occupied housing. Owners are much, much harder to displace.)
Anecdotally, I'm seeing a lot more interest from cash buyers in vacant land. It will be weeks before we can see if this is a trend or a fluke with my listings, but it might mean that investors are betting that vacant land is a better long-term buy.

Well, this shouldn't surprise anyone. The new agency compensation rules made first-time home ownership more challenging than ever, and cash buyers have a huge advantage to begin with. We need affordable owner-occupied starter homes, like, yesterday.
