It’s shocking. I went in 2016 - there are markers showing the retreat as you walk down to the glacier. It’s a long walk down.

Yes, and there’s no uncovered pipework. I’m just thinking of doing more. Eg I put 20cm of insulation around my already insulated thermal store because I like not wasting heat.

The fence is ours, and we are also the neighbours. They are boxed in hard plastic and it’s a short v protected run. I don’t think I can do more boxing next to the unit due to airflow but the rest of the stretch I’m planning seating that insulates the pipes. About 4m in total.

Not so sure - ScotGov is considering signposting to tailored advice and I prefer that model to one size fits all. ATM it looks like EPCs are basis for MEES advice, but don’t consider damp/mould/ventilation - problematic.

Yes, that’s what we do with @ecofurb.bsky.social, for homeowners and small landlords, and our software used by asset managers Retrofit Coordinators. Able to model all options, at today’s prices, in line with the customers priorities. EPCs are not an advice tool, or shdnt be.

Yes, has pushed up time (therefore cost), SAP ratings for heavily glazed homes (system builds) and opportunity for incorrect data capture. There is a tension between detail, cost and accuracy (time, fraud, mistakes).

To clarify - monitoring can be the right answer when certain works are being planned, to test quality of works, and to reduce mould and under/overheating risk (with resident consent, most likely in social housing). I’m just not convinced my bank needs 15 min reports on what’s happening in my home.

Wish I could help! When was the EPC done and does it say what accreditation scheme. eg Elmhurst, ECMK, Quidos? Do question it with them. It’s all down to the measurements.

I then wonder how close critics want to get to 100% smart meter monitoring of homes by Govt and banks. I think (hope) privacy campaigners will have something to say on that, and I don’t think it would hugely impact what recommendations wd be made to improve a home.

I’m not saying there’s not a problem, but it’s not clear if they’ve just ‘found’ an issue that’s known and there’s a solution for. We @cotalityuk.bsky.social have a service that updates the carbon factors and energy tariffs so those figures are closer to reality.

The issue here may be the data source - if they’ve used figures off the EPCs, and those are up to 10 years old, then they don’t account for decarbonisation since the assessment. Have you got the full research- it’s not clear from the coverage I’ve seen what the source data is.

Recognising we need confirmation from govt soon on the reformed metrics and MEES - been waiting since 2017, and the deadline for compliance is 2028/2030.
