Certainly now there are no tax foreclosure lots for $500 in Indy, and few contractors who would jump at the chance to build low margin affordable houses, but the real estate industry is cyclical and the way things are looking we'll be back in a 2012 market before you know it.

housing is centered on the coastal markets where land and permitting costs drive housing prices - there are a ton of places like Indianapolis where those are much less of a factor and construction costs are the real driver. OceanPointe probably paid less than $1k/ea for land and permits.

I know that there are a lot of reasons that no one is building entry level houses these days, not the least of which is that demand for new homes on the top end has exceeded supply for a long time, and high end homes are more profitable and not especially more difficult to GC.

and design choices (only one exterior door! electric baseboard heat!) but at the time I believe their costs were half of what habitat for humanity was spending. OceanPointe was some sort of ponzi scheme but the houses that they did build were real and are still housing hundreds around the city.

Around 10-12 years ago OceanPointe built a *ton* of 3/2 all electric rental homes on lots that had been in tax foreclosure. Once you see one you start seeing them everywhere. Their claimed cost was $68k, which was believable for the time. They had some very questionable quality control (1/2)

I saw this come through and my immediate thought was drag racing. It's a long straight-away with limited cross traffic. When they split the CCIC parcel we fought to require new sidewalks on this side of the building but the city sided with the owner, so it is still a race track.

For me it is even simpler: 1) paint nails 2) breathe. Blows my mind when I see women wrenching on YouTube with beautiful nails. Like, I will never have the coordination or nail strength to even pick up a wrench without immediately ruining all ten nails and probably my toe nails as well.

The origins of an ordinance: Here's why you may not get fined for not shoveling sidewalks After IndyStar released an article talking about the potential for a fine by the city for not shoveling snow, we looked deeper into the ordinance.

It's fucked but the Indiana Supreme Court killed the idea that owners have any responsibility to clear sidewalks in Denison Parking Inc. v. Davis. It is hard to imagine the city actually taking responsibility for clearing sidewalks. I'd rather they cleared sidewalks before non-public transit roads.

Indy folks - The city is going to continue to kill pedestrians in the snow by not clearing sidewalks. We can buy a used 4x4 w/ a snow plow for $3,200 and at least plow the sidewalks on Keystone and other especially hostile pedestrian thoroughfares. Anyone want to join the collective?
