Amongst other issues, we know large language models hallucinate, and so are at best unreliable and at worst dangerous, and yet regulation appears out of the question. Frustrating.

To be clear, I'm not arguing in favour of small landlords, or arguing MHCLG are right, I am just suggesting that some of the chat about landlords fleeing the sector because of the RRB might be overstating the impact of the RRB on landlord choices (which is the link to Ireland/Scotland).

True is one report, and was all about less high profile regulation pre-RRB. As I say, there is also evidence from Ireland and Scotland that more regulation there didn't, in his words, "collapse the PRS" but I'll have to ask him for his sources on that.

I'm not saying it isn't the point (although I suspect MHCLG would emphasise professionalising current landlords through the database etc), my point was just that claims that landlords are leaving due to regulation hasn't been true so far (and it hasn't happened in Ireland or Scotland I understand)

Am really struck by the way enforcement is defined in the Renters' Rights Bill as either imposing a financial penalty or instituted criminal proceedings, so that informal means of enforcement won't be enough to satisfy the new duty to enforce. Will be interesting to watch how it plays out!
