There is a risk that this will get missed over the summer, so just to flag up this important call for evidence on human rights and the regulation of AI from the Joint Committee on Human Rights (and deadline for response is 5 September) - committees.parliament.uk/work/9220/hu...

25.07.2025 08:56 β π 19 π 3 π¬ 1 π 0Amongst other issues, we know large language models hallucinate, and so are at best unreliable and at worst dangerous, and yet regulation appears out of the question. Frustrating.
25.07.2025 05:39 β π 3 π 1 π¬ 0 π 0I can totally accept that may be true. I'd like to see more research on it in due course.
10.07.2025 18:26 β π 0 π 0 π¬ 0 π 0To be clear, I'm not arguing in favour of small landlords, or arguing MHCLG are right, I am just suggesting that some of the chat about landlords fleeing the sector because of the RRB might be overstating the impact of the RRB on landlord choices (which is the link to Ireland/Scotland).
10.07.2025 18:13 β π 0 π 0 π¬ 1 π 0True is one report, and was all about less high profile regulation pre-RRB. As I say, there is also evidence from Ireland and Scotland that more regulation there didn't, in his words, "collapse the PRS" but I'll have to ask him for his sources on that.
10.07.2025 18:04 β π 0 π 0 π¬ 1 π 0I'm not saying it isn't the point (although I suspect MHCLG would emphasise professionalising current landlords through the database etc), my point was just that claims that landlords are leaving due to regulation hasn't been true so far (and it hasn't happened in Ireland or Scotland I understand)
10.07.2025 17:57 β π 0 π 0 π¬ 1 π 0Maybe, but previous suggestions that non-price regulatory reform have driven landlords out of the market were fairly comprehensively dismantled here, so also maybe the RRB isn't the key factor - housingevidence.ac.uk/publications...

20.05.2025 11:00 β π 1 π 0 π¬ 0 π 0Am really struck by the way enforcement is defined in the Renters' Rights Bill as either imposing a financial penalty or instituted criminal proceedings, so that informal means of enforcement won't be enough to satisfy the new duty to enforce.
