You dont have to plan it around that and it doesnt have to be your first home. If you own a home you can take advantage of lower rates. You keep talking about first homes its not relevant.

You didnt have to buy then. I cash out refi'd for both of those rates. A cornerstone of our retirement strategy was to keep as little money invested in a fixed illiquid asset. Our house now pays for itself with the cash we pulled out and dumped in the market.

My mortgage is 2.749. I had a 2.49 at one point. Both of these are lower than avg long term inflation. They existed as recently as 2022.

If you can lock in a sub inflation rate for a mortgage again id want the longest one i could get. Low fixed interest debt is a gift.
