A wealthy friend of mine bought $1300 of "really nice" wine yestersay. He saved about $65 on GST.

As much as I love my friend, I'd rather we have incentivised things like support for foodbanks than a rich oenophile.

If you want more and more affordable homes, don't give money to municipalities or buyers, make it easier to build homes.
