It was never going to last in my opinion. Only a handful of people would genuinely find the rural lifestyle sustainable. When life got back to normal, you'd need to be close to work again and you'd want ready access to all the amenities an urban life offers.

Thats why there's very little private housebuilding at the moment without a housing association end user. I cant speak for other areas, but its hard to believe we're unique here.

It's having an impact, but so are a lot of other things, and like you say, small dataset isn't helping, as we do have some pockets of very expensive property that can skew averages.

Look at that plant closely and you see its every valuers favourite, Japanese Knotweed. Notoriously difficult to identify in winter...
