This change required our full text-analysis team to manually extract โminimum-minimumโ lot sizes, & โmaximum-minimumโ lot sizes across tens of thousands of individual zoning districts.

If the range spans multiple categories, or involves complicated formulas or contextual rules that prevent calculation of a range, then it falls into the โVariesโ category. In the map itself, you can locate these districts with the โVariesโ checkbox under Advanced Filters.

Moreover, the donut now captures districts that vary *within categories.* If the range falls within one of our set categories, it is represented in that category. A district requiring 10,000 SF for elderly housing & 15,000 SF for affordable housing now falls into the โ10,000 SF-19,999 SFโ category.

In all, the first donut omitted nearly 10,000 acres (8% of single-family land) with varied mandates. The second donut includes themโand, by extension, illuminates the Capeโs regulatory complexity.

These graphics show a second big data visualization change for MLS rules.
In the first donut, there is no โVariesโ category. That donut omits districts requiring different MLS rules depending on a lotโs location (eg. corner or interior), the type of housing (eg. affordable or elderly), or context.

The new SF method results in a donut showing that 77% (62%+15%) of single-family land requires a MLS over 40,000 SF. This is because so many Cape Cod towns set their MLS to 40,000 SF. We believe the latter figure better communicates how these towns zone.

Compare before-and-after Zoning Snapshot โdonutsโ showing single-family MLS mandates in Barnstable County, MA (Cape Cod). The prior method resulted in a donut showing that 48% (36%+12%) of single-family land required a MLS over an acre.

But we noticed something. Codes using SF tend to use round numbers, like 10,000, 20,000, & 40,000 SF, functioning as the โbuilderโsโ quarter, half, & whole acre. Makes sense: 40,000 SF is 92% of an acre. But our map & Zoning Snapshots omitted 40,000-SF lots from one-acre calculations.

First, hereโs why we switched to SF:
Some zoning codes use SF to define MLS rules, some use acres, & some use both. Previously, we converted all units to *acres*. One acreโrooted in the English Imperial system of measure & defining the land a yoke of oxen can plow in a day ๐ฎโis equal to 43,560 SF.
