What might be better is to look at Mattapan, and see how much of an uptick in permits and development it's seen in the 7 months since they mapped S+S zoning to Blue Hill Ave.

This dataset tracks the permits filed in Mattapan - and I bet Rachel at Planning's IT Dept could help with this analysis.

To be clear, it's not a perfect illustration, because the current zoning is a lot more restrictive that S+S. But it can still be helpful as shorthand.

Great question! It can be tough to communicate the difference between what’s allowed and what actually gets built. One way to illustrate the difference is to look at Corinth St.

Corinth St’s current zoning allows for building up to 3 stories, and has been in place for 16 years.

That's a good question. They're probably defensive by default since their origins were about preventing stuff (fires, poor people moving nearby, yada yada).

That said, I think Hartford's zoning code might be considered positive vision-y.

Just to clarify, is it a double or triple lot?

With 9 homes, wouldn't it need to be a triple lot to be as of right? Or are a number of the units income restricted?

And is this an example of a cottage cluster?
