I strongly believe that the yimby movement is the most concentrated collection of Adolfs Hitler in American politics and I don't think anything good will happen while they retain a modicum of power.

This is obvious in CA, there's a sense in NYC that we can be Yimby's w/o the Hitler part. I think that's impossible bc of the material interests of real estate.
Anyway you'd be the perfect person to write something about this
sometimes you just need to take a step back and marvel at the absurdity that is the left-NIMBY mindset
these are not normal, rational people. they have descended into a bespoke form of madness

Correct. Some changes were made but building a for sale product is a guaranteed lawsuit in many states including NJ and why it has really fallen to the nationals in many cases. That liability chases away banks and makes financing for sale very difficult.

Parking Reform Alone Can Boost Homebuilding by 40 to 70 Percent
More evidence that parking flexibility is key to housing abundance.
It’s not hard to grasp that requiring parking sacrifices housing because parking takes up lots of space and its high cost makes homebuilding less feasible.
But wow, this new study shows that parking mandates are much more damaging than I would have guessed.

Why I Left Norway
I wanted to build an internet business in my own country. This tax made it impossible.
Taxing unrealized capital gains is a terrible idea (that many including me believes is unconstitutional) yet it persists on the left as a good idea. It is not and should be left in the proverbial dustbin. This is a great example of this awful policy. open.substack.com/pub/bariweis...

That’s totally different. The HOA failed to do structural inspections and the building was falling apart. Starting lawsuits over minor punch list stuff is just counterproductive.

…is litigation! The law in both states guarantees litigation against the developer. HOA’s sue without fail, and there’s a cottage industry of plaintiffs lawyers who do nothing but this. Hence, insurance costs are astronomical and you have to be one of the big nationals to do anything of size.

Ok, a couple points here. First, condos are very difficult to finance. Many banks still won’t touch them, and the developer first has to put out tons of equity then get through bank financing before finally seeing a profit. Second, the one guarantee you have in California and NJ… (1)

That is actually super high for an affordable HMFA PILOT tied to federal tax credits. Also— HMFA will not grant any tax credits to deals that do not have a PILOT.
