Work on a new link between Brussels and the sea via Antwerp began in 1550, bypassing Mechelen, which levied tolls on goods using the river Senne and was ruled by the Dukes of Burgundy. A canal was dug entirely in Brabant, to the west. They had to pass the duchy on the left-hand side.

Now and then Brussels. Top, 1929 flats ave de Cortenberg. These replaced Alfred Poncin's forge (later garage) aimed at the carriage trade leaving Brussels to the NE. An ancient track led here from chaussée de Louvain. By 1914, it was also a guingette.

Thousands of these mismatched old houses. Designed for coal fires. Now divided into flats with individual boilers leaking heat. The street facades won't be insulated. The commune once retro-fitted them with gas for free. What's the plan now?

Art-deco flats, Schaerbeek 1929. 4 units on the footprint of the single house each resident might have occupied before WW1. Meaning 4 cookers, 4 gramophones, 4 telephones, etc. From the rentier economy to the consumer society.

View west towards the Koekelberg basilica. Left, the white, 11-storey Ypres Salient apartments. Designed in 1925 for the Société Belge Immobilière. It put up vast blocks all over Brussels, taking advantage of a new law allowing middle-class Belgians to own freehold flats.
