Take photos and videos of the rental when you move in and move out to avoid unfair charges for damage. 3 - READ THE LEASE CAREFULLY. Understand all the rules in the lease, including rent, fees, and moving out. If you sign it, you will be bound by the terms even if you did not read them! 4- GET PROMISES IN WRITING. Always get verbal promises (like early lease termination or pet approval) in writing. This protects both you and the landlord. 5- KNOW YOUR FAIR HOUSING RIGHTS. Under the Fair Housing Act, landlords cannot treat you differently because of your race, color, religion, national origin, sex, family status, or disability. 6- UNDERSTAND SECURITY DEPOSITS. Landlords can only charge for damage you caused, not normal wear and tear. After you move out, unused security deposit funds must be returned. 7- REQUEST REPAIRS. Landlords must keep the place safe and livable. REquest repairs in writing. Find letter templates at Idaho Legal Aid or the Court Assistance Office. 8- KNOW THE EVICTION RULES. Landlords must give notice and go to court to evict you. Evictions are public records at icourt.idaho.gov. 9- REASONABLE ACCOMMODATIONS. If you have a disability related need, you can request changes to your rental's policies, practices, or procedures. Make your request in writing when possible. 10 - KNOW WHERE TO GET HELP. Check out the Idaho Attorney General's Landlord Tenant Guidebook and visit idaholegalaid.org for more details and information.
