Difference between government not buying and a private company selling. While I also hate this the gov't can't tell private companies who they can sell to unless there are actual sanctions against the country. That would be over reach.

So you will have to sell your 700k house for approximately 3 million just to break even. I have owned my house for 30 years and if I sold it today I would not recoup what I have spent. I am not saying don't buy a house. I am saying it isn't there are profitable ways to invest.

Do the math and include all the expenses involved in that house. A $700,000 30 year mortgage will mean you pay approx. 1.5 million for the house. Add property tax for 30 years which is a variable another $315,000. Maintenence and repairs., allow $150,000. Utilities allow $500,000.

Not comparing to rent which is not more expensive than owning. I am looking at it as an investment compared to other investments. 0% growth would not be an acceptable ROI in any other format. If you invested in metal funds you would not accept 0% growth over 30 years.

If you compare what I paid to have it built to what it would sell for it looks like a lot of profit but when you factor everything in. It isn't.

But it isn't. If I sold my house that i have lived in for 30 years today I wouldn't break even in what I spent in the last 30 years and this is despite housing costs doubling in the last 4 years. It used to be that way but not anymore.

They still have to clean them up. Alberta is to ensure they do it if not they are to use the bonds issued to cover the cost of clean-up.

But you aren't really cashing in anymore. Once you factor in all the cost it is more likely you will break even if you are lucky. It isn't likely you are going to sell your very old house that will need upgrades for 2 million or more.

The bulk of the luxury tax is still there. They dropped boats and planes because it was hurting the people that build them. The few people that buy new yachts and private planes simply stopped buying them. Which put people out of work.

Elon doesn't live in Canada. Tesla is not in Canada. Why would an person who lives in the US who doesn't have a manufacturing plant in Canada pay Canadian taxes? The only thing they have here is is the Tesla show rooms and I am not sure Tesla owns those. They do pay taxes.

What tax breaks for the wealthy? It wouldn't be the wealthy paying for it, it will be the middle class. Canada doesn't have that many truly wealthy people. We have 57 billionaires. 57 out of 42 million. The Carney gov't has put about 60 billion $ into housing. What do you think the cpc would put in?

And the current gov't has funded a ton of new housing but it needs to be built. Some are now open where I live. The Harper gov't moved housing programs to the provinces. Maybe you should chat with th premier. Housing has always been a commodity.
