I feel like not enough is put into understanding the “supply side” of gentrification. It isn’t just the people randomly moving in. It’s developers buying housing stock asinvestment , it’s Airbnb, it’s landlords intimidating tenants, it’s marketing…all of this happens before an area becomes “cool”.
