I think some cities/ countries say renters can paint etc but have to return it to how it was when they move out. But yes, can be a tricky thing to work out the details.

- talk to communities that have a similar setup, see what works and didn't work for them. Ask everyone, from papakāinga to cohaus to earthsong to apartments with community space to people who've bought land together to keep costs down. It all comes down to how ppl interact.

A few thoughts (not just related to that suggestion, which i think is a good one).

- clear contractual rights and responsibilities, discussed upfront.
- this is someone's home. Think about rights for modification etc for renters (look at how it's done overseas, e.g. NYC, Germany).

Security of tenure is sorely lacking in all NZ housing and has been for a long time. That's a big fear to address.

As long as it's clear upfront a) that there is security of tenure, b) what rights and responsibilities everyone has, and c) what the overall costs are, I think there will be a lot of people who are keen.
It's definitely gotta be better than relying on the useless Residential Tenancies Act 1986 πŸ™ƒ

I am lucky enough to have bought with assistance from family, but before that I was absolutely considering leasehold options. What stopped me was short lease periods and uncertainty about ground rent costs. I think in England 99 yrs (or longer) is standard (provides certainty for mortgage lenders).

I don't think there's anything 'to be fair' about it. The govt was given robust advice about what would happen if they removed all protection measures and they ignored it. That was a deliberate policy choice and it was a failure.

The removal of protections was extreme. We stopped lockdowns & ended mask requirements on public transport, and failed to req alternative protection measures e.g. air filtration. After an incredibly successful first 18 months, the policy changes at the end of 2021 and into 2022 were disappointing.

(Also, depressingly, NZ was told that if we had hard lockdowns we could reduce cases and we did!! Very effectively for almost 2yrs. Then we were told it was fine to abandon all precautions.. 😒)
