I’m skeptical that these are replacing car trips as much as they’re replacing walking trips. We’re so spread out and lazy that we need smaller autos to motor around the places it’s less feasible to squeeze the SUVs.

Liberty Island is too small but notable that when they decommissioned Governors Island they expressly forbid new housing in the deed restriction. The Feds are very anti-housing and anti-urban.

Federal government is a pretty horrible steward of urban land. Floyd Bennett Field is a pretty large federal property in NYC that was recently being used to warehouse migrants in tents. It’s very underutilized park land. Lots of small underused properties. Even little 1-story post offices everywhere
