09.08.2025 16:00 β π 1 π 0 π¬ 0 π 0A serious investment! I had a safari mechanical pencil in yellow, but it sadly went through the washer and dryer in a pocketβ¦

09.08.2025 14:06 β π 1 π 0 π¬ 0 π 0Iβm just a boy, standing in front of a new notebook and pen, thinking this is going to be the one that does it. #iykyk
I love a Lamy Safari fountain pen - this one is the AL-star in turmaline π
Iβve met a number of people online first and then gone on to meet them in person - so far, all pretty great people.
I once flew to Ireland to meet up with an online friend from the US, who I then travelled with for a bit. Was excellent!
Name a time and place!
09.08.2025 01:10 β π 3 π 0 π¬ 1 π 0Days are already getting shorter - summer passes too quickly. Time to stop and smell the roses.

06.08.2025 23:57 β π 1 π 0 π¬ 0 π 0There are a whole set of city properties that have been designated for new housing that all include some proportion of affordable or βdeeply affordableβ units coming up now: www.winnipeg.ca/news/2025-07...
06.08.2025 23:47 β π 2 π 0 π¬ 0 π 0When Iβm talking about affordable suites here, theyβre really subsidized non-market rate rentals. Iβm not aware of any owned affordable housing projects here outside of co-op housing, which exists (and I think is generally good value) but isnβt huge in volume.

06.08.2025 23:40 β π 2 π 0 π¬ 1 π 0I havenβt heard of that before - will have to look into it.
I know that Iβve worked on a number of buildings that include affordable suites over the last few years, with more under construction now, and I know they just announced more as part of federal funding.
25 foot lot though
06.08.2025 19:33 β π 1 π 0 π¬ 1 π 0I used to live in that stretch of McMillan. No way anyone is selling a house on a 50 ft lot on McMillan for $200k in 2025.
06.08.2025 19:15 β π 0 π 0 π¬ 0 π 0Potentially helpful context for those who haven't purchased recently, link here: creastats.crea.ca/board/winn
06.08.2025 18:54 β π 4 π 0 π¬ 2 π 0I have to say, I'm skeptical. The only listings under $200k in Crescentwood right now are condos <900 sq ft.
06.08.2025 18:53 β π 1 π 0 π¬ 4 π 0This is the thing - I think people have missed the fundamental shift in property (not house) values in Winnipeg. If you have a 50 ft lot with a house in any condition in a mature neighbourhood like Old St Vital, youβre looking over $300k, not 150-200.
06.08.2025 18:40 β π 3 π 0 π¬ 2 π 0At those prices?
06.08.2025 18:36 β π 0 π 0 π¬ 1 π 0I think thatβs how itβs done in Australia. Or so Iβve heard
06.08.2025 18:34 β π 1 π 0 π¬ 1 π 0Thereβs a school of thought around listing low and getting a lot of offers, I suppose. I donβt like it, myself, but I get it
06.08.2025 18:24 β π 0 π 0 π¬ 1 π 0You can get a house on a 50 ft lot in old St Vital for under $200k? We were shopping 2 years ago now, and I donβt think that was possible thenβ¦ thatβs smaller condo territory.
06.08.2025 17:40 β π 1 π 0 π¬ 2 π 0For sure. I think a lot of the time I hear people talk about real estate theyβre thinking about what things were going for 20 years agoβ¦
06.08.2025 17:35 β π 3 π 0 π¬ 1 π 0Two generations back in my family they had 11 people living in a 2-story house at about 1300 sq ft. Two guys shared a bed, as one worked nights and the other worked days.
Households have gotten a lot smaller since then.
Affordable freestanding houses in Winnipeg will keep being what they've always been - smaller homes on 25 ft lots that haven't been updated or renovated. Offering more alternatives at different price points lets people find the kinds of housing that suit them.
06.08.2025 17:30 β π 3 π 0 π¬ 2 π 0Anyway, there's a fundamental misunderstanding here that we need to be building new houses that look like the sprawling & spacious ranch-style 50s suburbs and also be affordable. Not a thing, and it doesn't need to be.
06.08.2025 17:27 β π 4 π 0 π¬ 1 π 0Another day, another strange letter in the @winnipegfreepress.com letters:
What older neighbourhood in Winnipeg has sub-200k houses on 50 ft lots, where you could tear down, subdivide, and then build and sell two new duplexes on 25 ft lots for $700k? #winnipeg
Seems like an unlikely scenario.
