I’ve met a number of people online first and then gone on to meet them in person - so far, all pretty great people.

I once flew to Ireland to meet up with an online friend from the US, who I then travelled with for a bit. Was excellent!

When I’m talking about affordable suites here, they’re really subsidized non-market rate rentals. I’m not aware of any owned affordable housing projects here outside of co-op housing, which exists (and I think is generally good value) but isn’t huge in volume.

I haven’t heard of that before - will have to look into it.

I know that I’ve worked on a number of buildings that include affordable suites over the last few years, with more under construction now, and I know they just announced more as part of federal funding.

I used to live in that stretch of McMillan. No way anyone is selling a house on a 50 ft lot on McMillan for $200k in 2025.

I have to say, I'm skeptical. The only listings under $200k in Crescentwood right now are condos <900 sq ft.

This is the thing - I think people have missed the fundamental shift in property (not house) values in Winnipeg. If you have a 50 ft lot with a house in any condition in a mature neighbourhood like Old St Vital, you’re looking over $300k, not 150-200.

Two generations back in my family they had 11 people living in a 2-story house at about 1300 sq ft. Two guys shared a bed, as one worked nights and the other worked days.

Households have gotten a lot smaller since then.

Affordable freestanding houses in Winnipeg will keep being what they've always been - smaller homes on 25 ft lots that haven't been updated or renovated. Offering more alternatives at different price points lets people find the kinds of housing that suit them.

Anyway, there's a fundamental misunderstanding here that we need to be building new houses that look like the sprawling & spacious ranch-style 50s suburbs and also be affordable. Not a thing, and it doesn't need to be.

What older neighbourhood in Winnipeg has sub-200k houses on 50 ft lots, where you could tear down, subdivide, and then build and sell two new duplexes on 25 ft lots for $700k? #winnipeg

Seems like an unlikely scenario.
